Three new multifamily residential buildings in Washington, DC with a combined 93 units and over 121,000 square feet have recently hit the market. Each building uniquely fills a gap in its urban surroundings while providing new homes and amenities to a wide range of DC residents. Units include studios, and one- and two-bedrooms with a handful of affordable units, accommodating young millenials, families, and empty nesters alike. Rooftop amenities, private terraces, shared courtyards and communal lobby space encourage interaction between residents and within the community.

3825 Georgia Ave, NW transforms an existing vacant lot into a new 5-story multifamily development one block north of the Georgia Avenue-Petworth Metro station. This transit-oriented, urban infill project provides 32 units, 7 of which are affordable at 30% and 60% AMI, and a large communal lobby and roof deck. The modern design remains contextually-sensitive, incorporating a brick masonry face, large glass windows and a series of projecting window bays which relate to neighboring buildings. At the north corner, a punctuated tower provides a recognizable beacon for individuals traveling into the Petworth neighborhood from the north or south. This unique four-story plus penthouse residential design includes 20 unique units with varied exposures and outdoor spaces, below grade parking for 10 cars, and a unifying interior courtyard providing quiet relief from the urban vitality of the surrounding Columbia Heights neighborhood. The project is designed in accordance with the recently enacted Green Area Ratio in the District of Columbia. The building steps back at the upper levels to allow for green space on the stepped roofs below and main roof above. The triangular-shaped lot fronting solely on the street challenged the design team to look for innovative ways to rectify both vehicle and pedestrian access and implement way-finding techniques for visitors and residents. A new 41-unit condominium building located at the corner of Pennsylvania Avenue and Fifteenth Street, SE, provides a new, modern Eastern gateway to Washington, DC and also repairs the urban fabric by infilling one of the missing teeth in the Pennsylvania Avenue street wall. The four-story building offers 41 new mixed-income residences (including 5 affordable units), walk-out terraces for ground-level units, underground parking and rooftop amenity space with views of the US Capitol. The building offers a cohesive and unified design solution that harmonizes with varied contextual elements. On Pennsylvania Avenue, the façade reacts to the breadth of “the nation’s boulevard” with a scale appropriate to the streetscape, 3-story bays, a high masonry wall and a tall roofline. The design language changes as it turns the corner: the 15th Street façade breaks down the massing with a more human-scale masonry wall, a lower roofline and bays articulated as 2-story elements to create a scale that relates to adjacent residential row homes.
